St Hilliers met the exacting business requirements of the client when successfully delivered this major refurbishment of the Stockland group’s head office in Sydney. St Hilliers won the contract for this showcase project based on its extensive experience and award winning track record for the delivery of complex projects with difficult logistics and specific user requirements.
Under a progressive lump sum contract, St Hilliers implemented resource and energy efficiency initiatives to achieve a 6 Star Green Star and 5 Star ABGR rating for the tenancy fitout. The scope of works for the project comprised the base building upgrade for fire, hydraulic and mechanical services as well as significant structural alterations to create a staggered 70 sq m void from Level 22 to Level 29. All floors are connected by stairs. Concrete floors and beams were crushed to create the void and more than 80% of the waste material produced was recycled.
St Hilliers worked closely with services firm, Arup, during the implementation of the engineered fire solution for the tenancy. This included installation for the first time in Australia of Stobeich horizontal fire curtains from Germany across the void on Levels 25 and 27. The fire curtains were used in conjunction with vertical curtains, a void drencher system and a fire detection system.
Recycled blackbutt timber was a feature of the design and more than 30,000 lineal metres of timber was used for handrails, a feature wall in the lobby and on the lift core walls on all eight levels of the tenancy. The resulting effect provides a natural and inviting environment. Leading edge technology was utilised throughout the project and included the installation in meeting rooms and the boardroom of a high quality audio visual components such as video conferencing facilities, audio visual equipment and voice over IP phone handsets.
